Can you hold a place before I apply?
Properties are generally rented on a first-come, first-served basis once a completed application and required fees are received. To protect owners’ investments and be fair to all applicants, we recommend submitting your application promptly—this helps secure the rental while we complete screening and verification. -

Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property, but most residents pay first month’s rent plus a security deposit before moving in. Your lease and move-in statement will list the exact amounts and any additional fees. -
How old do you have to be to apply?
Applicants must be of legal age to enter a lease, typically 18 years or older. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition and all lease terms are met. Deductions may be taken for unpaid rent, damages beyond normal wear and tear, or required cleaning. Refunds are processed in accordance with your lease and applicable state law. -
You have a property I want to rent. How do I apply?
You can apply online through our website.
An application includes but not limited to the following:
- Completed application form and application fee ($75 each person 18 yrs or older)
- Photo ID (driver’s license, passport)
- Proof of income (pay stubs, bank statements, tax returns)
- Rental history and references
- Consent for background and credit checks

How and when do I pay rent?
Rent is due the 1st day of each month. Late fees are incurred if rent is not paid by the 5th.

- Credit and debit cards are accepted with an additional convenience fee added.

I want to get a pet. What should I do?
Before bringing a pet into the home, please contact your property manager for approval. Pets are conditional and must go through our pet screening process. Approved pets require a signed pet addendum, a non-refundable pet fee, and monthly pet rent. Breed, size, and other restrictions may apply depending on the property. I want to move out, but my roommate wants to stay. What should I do?
If one roommate moves out, the roommate staying must qualify for the home on their own. We do not combine incomes to meet our approval requirements. If the remaining roommate does not qualify alone, they will need to move also. -
My lease expiration is coming, and I want to move out. What should I do?
Provide written notice of your intent to vacate according to the notice period stated in your lease. Submit the notice by the deadline, return keys, and leave the unit in the condition required by your lease to avoid deductions from your security deposit. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine maintenance and repairs as part of our stewardship role to protect the owner’s asset and ensure safe, well-maintained homes for residents. Tenants are responsible for damages caused by negligence or misuse. Please submit maintenance requests promptly through the resident portal so we can resolve issues quickly and transparently.
