If your property sits vacant or a tenant doesn't pay, you don't pay us a management fee that month. Our fee comes out of the rent we actually collect and deposit to you, so we only earn when you earn. "Rent" includes monthly rent, pet rent and pet fees.
Essential is a strong choice for owners focused on a lower monthly fee. Premier is a better fit for owners who want fewer separate charges. Elite is for more hands-off owners who want one set price for the day-to-day management of their investments.
No. Every plan is month-to-month with no cancellation fee. We'd rather earn your business each month than lock you into a term.
A one-time half-month's rent when we place a new tenant on any managed plan, covering marketing, showings, screening, and lease execution. Prefer to self-manage afterward? Our Lease-Only option is a flat one month's rent with no ongoing fee.
No. We coordinate licensed, insured vendors and pass through their cost to you with no upcharge. You approve any repair above your set threshold.
Yes. Owners with multiple properties can request a custom review based on the number, type and location of their properties.
Yes. Softwind currently holds a minimum $400 owner-funded reserve in trust for property expenses. It remains the owner's money, less any unpaid property expenses.
